Job Purpose:

The Associate, Credit Risk & Underwriting is responsible for evaluating and underwriting real estate loan opportunities. The role requires the Associate to develop a deep understanding of both real estate markets and credit risk. The Associate will handle assigned tasks with increasing autonomy, while seeking guidance from senior team members on more complex credit risk and underwriting issues.

Primary Accountabilities:

  • Conduct comprehensive credit risk assessments of loan opportunities.
  • Collect and analyze due diligence materials and market data for commercial real estate loan opportunities.
  • Coordinate and manage relationships with third-party professionals (borrowers, lawyers, appraisers, engineers, etc.) to facilitate the underwriting process.
  • Identify key risks and propose appropriate mitigants.
  • Evaluate borrower and sponsor financial position, highlighting strengths and areas requiring further investigation.
  • Perform financial modelling based on property-level data (e.g. appraisals, project budgets and profitability) to calculate key risk metrics.
  • Perform sensitivity analysis on key financial metrics.
  • Analyze competitive market positioning of subject properties, including comparable rents, sales data, absorption, growth, market trends and demographic information.
  • Conduct appropriate due diligence on financial sponsors and key management.
  • Evaluates collateral strength using property condition assessments, environmental and other reports.
  • Collaborate effectively with internal teams, including Origination, Credit Committee, Commercial Mortgage Funding, Asset Management and Loan Accounting.
  • Determine appropriate market comparables for property valuation and conduct site inspections and reviews when required.
  • Assist with loan renewals and modifications, performing additional underwriting as required.
  • Makes recommendations for continuous improvement of the Credit Risk & Underwriting Team, to streamline workflows and enhance team productivity.
  • Stay informed on best practices and industry developments in commercial mortgage lending.

Qualifications and Experience:

  • Bachelor’s degree in commerce or business administration, with a major in Urban Land Economics, Real Estate (with land law), or Finance preferred.
  • Must obtain a Mortgage Broker License within nine (9) months of commencing the role

Salary Range:
$73,485 - $105,570, with a midpoint of $87,975 annually, commensurate with skills, experience and qualifications.
