Project Coordinator (Planning and Development)- Full Time

Salary:  $56,300-$63,900

 

Position Description: As the Project Coordinator, you will be responsible for assisting in successfully delivering the broad spectrum of affordable housing and social-purpose real estate developments Flourish undertakes. In this dynamic role, you will be required to professionally engage with various stakeholders including clients, design consultants, contractors, suppliers, and municipal officials. Being able to learn quickly, adapt to changing environments, and communicate complex technical and financial issues in straightforward terms to various stakeholders. Taking on challenging tasks that require independent problem solving and creative thinking is essential to success in this role.  Further, you will have the opportunity to develop workplace experience towards career advancement in Project Management or other professional designations.

 

About Flourish: Flourish is a not-for-profit real estate development services company established by Indwell. Flourish supports clients pursuing affordable housing and social-purpose projects. Our team can assist with the full range of development activities, including project ideation and site selection, planning and community engagement, funding strategies and program model design, and project management through design, construction, and occupancy.

 

Flourish deploys the accumulated development experience of Indwell, a Canadian leader in developing new affordable and supportive housing. Our expertise reflects Flourish’s role in creating homes for over 1,000 households in both urban and rural communities, demonstrating our creativity and collaborative approach to outcome-focused project management.

 

Hours: Full time, 40-hour week, primarily weekdays 8:30am-4:30pm.  4 days/week of in-person working is required. Remote working flexibility may be negotiated based on workflows (access to reliable high-speed internet access and cell service is required).  Ability to attend Flourish sites periodically is required. 

 

Location:   Base of work at 1429 Main St. E., Hamilton ON. 

 

WHAT YOU WILL BE DOING:   

 

Project Feasibility

 

  • Obtain information and make deliberations on potential properties and their viability for development as affordable housing projects.
  • Assist in preparing initial concept and cost analyses for potential purchases, towards recommendation to the Client’s board of directors.
  • Coordinate with design, planning, and other feasibility consultants.

 

Procurement

 

  • Assist in procurement of consultants and project team members needed to meet project requirements, including preparation of scopes of work.
  • Support Request for Proposal processes through term setting, circulation, evaluation, and recommendation phases.
  • Review contracts and purchase orders related to project deliverables, including monitoring quality of deliverables.
  • Ensure records suitable for reporting on contracts are maintained for client and funder reference.

 

Partnership Development

 

  • Identify potential partners appropriate to the Client’s projects.
  • Prepare and coordinate Memoranda of Understanding (MOUs) as necessary.
  • Assist in management of partner relationships as required.

 

Project Pre-development

 

  • Assist with community engagement, project concept ideation, business plan projections, and other pre-development activities during the feasibility assessment phase, enabling Clients to respond to Requests for Expression of Interest or other opportunities.

 

Communicating and Reporting

 

  • Aid in the preparation and writing of professional documents, including feasibility reports, business cases, funding proposals, financing applications, project charters, and project progress reports, tailored to the specific project.
  • Provide regular communication by email and other digital means, in-person meetings, phone calls, etc.
  • Review the management of files to ensure all project information is appropriately documented and secure.
  • Provide presentations to the Client’s teams, including Board of Directors, as required.
  • Maintain professional relationships with all consultants, municipal and other government officials, funders, and all participants in the development process.
  • Provide project support to Project Managers by performing maintaining project controls, developing progress reports, and updating schedules as needed.

 

WHAT YOU WILL BRING:

 

  • Completion of a four-year technical degree.
  • Industry experience and formal training combined with demonstrated performance and ability may substitute for stipulated academic requirements.
  • Experience in the fields of architecture, construction, real estate development, urban planning, project management, financial administration, grant writing, or community engagement is considered an asset.
  • Understanding of legal and planning frameworks within Ontario as well as socio-political awareness of Provincial, GTAH, Regional, and local planning issues considered an asset.
  • Excellent organizational skills in leading projects, prioritizing and meeting deadlines.
  • Advanced written and verbal communication in English.
  • A valid driver license and ability to attend to project sites is required.
