Salary:  $85,200- $99,200

 

Position Description: As the Project Manager, you will be the lead representative of Flourish to the Client, and the Client’s representative on the project in relation to the development team.  Having the overall responsibility to represent the Client through their projects and maintaining the scope, schedule, and cost of the project, as far as you are able. In this role, you could be managing two to four projects and/or supporting other Project Managers on their projects.  Exemplifying Flourish’s mission, vision, and values in all your work and communication.

Our team can assist with the full range of development activities, including project ideation and site selection, planning and community engagement, funding strategies and program model design, and project management through design, construction, and occupancy.

Hours of Work/Location:  Full-time 40 hours per week, primarily weekdays 9am-5pm with flexibility as schedule may vary based on project needs & seasonal responsibilities.  The base of work is at 1429 Main Street East in Hamilton.  40% of the time working in-person unless otherwise negotiated based on workflows (access to reliable high-speed internet access and cell service is required).  Must have own vehicle and a valid “G” class driver’s license.  Mileage paid when travelling outside of local city office. 

 

What you will be doing:

 

  • Managing construction projects as the owner’s representative – including change orders, frequent site visits, successful and timely inspections, and the review and processing of subcontractor and vendor payables
  • Being responsible for the successful outcome of construction project to include building and maintaining positive relationships with clients, local officials, and other shareholders
  • Developing and maintaining strong relationships with architects, engineers and subcontractors
  • Providing monthly status and financial reports to formal and informal stakeholders
  • Contributing to design development, value engineering, and conflict resolution during construction by being familiar with the designs, construction methods, and building systems
  • Attending all project meetings as scheduled, whether in-person or virtual
  • Being present for community consultations and grand openings as scheduled
  • Producing reports on budget, schedule and quality control parameters
  • Reviewing and recommending all payment applications
  • Working with the Flourish Finance team to meet reporting requirements
  • Assisting with and/or developing a project budget, including revisions
  • Adhering to Flourish’s Procurement Policy in all stages of the procurement process including seeking quotes, proposals, and tenders, as well as evaluating bids (when necessary)
  • Regularly conducting walkthroughs of project site to ensure safety, progress, and quality standards, and identifying any other risk or concerns as they arise
  • Providing basic non-management supervision of any project coordinators assigned to your projects
  • Performing all other duties as requested

 

What you will bring:

 

  • A deep commitment to upholding and modeling Flourishes/Indwell’s mission statement, values and other operating standards and policies, reflecting them in all interactions and decisions
  • A good understanding of construction with knowledge of design and assembly processes
  • Self-motivation and willingness to work co-operatively with senior staff and colleagues
  • Proficient computer skills with working knowledge of MS Office & MS Project, Bluebeam, and other software as required
  • Excellent written and verbal communication skills
  • Must be an assertive, organized, detail-oriented individual comfortable both in the board room and on the construction site
  • A solutions- oriented mindset with the ability to manage and motivate project teams
  • Adept to decipher and comprehend construction documents
  • Strong quantitative, problem solving and time management skills
  • Proficient in creating project and construction schedules

 

What you will need:

 

  • Five to ten years project management experience; working with owners, trades & contractors
  • Experience with affordable housing; training in the Passive House standard preferred
  • A degree in Architecture/Engineering, including Technologist, Civil Engineering or Construction Management, or a combination of education and industry experience
  • ICI Construction experience
