Your Impact at Empire

The Director, Land Acquisition (US Land Division - Carolinas) will primarily be responsible for acquiring and managing low-rise residential sites for the North Carolina and South Carolina region. You will manage the entire lot and land acquisitions process through location sourcing, contract negotiation, and directing acquisition activities of the fully finished development lots and undeveloped land resources necessary for the region to attain its operating budgets.

This role is based out of Spartanburg/Greenville, SC.

 

What We Are Looking For:

  • Post-secondary education in Real Estate, Finance, Economics, Accounting or related field
  • 5+ years experience in low rise residential land acquisition with finance background
  • Licensed to practice Real Estate in NC and SC
  • Experienced with contract negotiation

 

Bonus If You Have These Skills:

  • CFA or CPA Designation, MBA considered an asset
  • Strong communication and presentation skills with experience in business case presentations and data analysis

What You’ll Be Doing Each Day

  • Conduct acquisition analyses and provide recommendations based on complex financial proformas and business case presentations
  • Identify acquisition opportunities through contacts with land developers, brokers, builders, bankers, landowners, engineers, planners, attorneys, and municipal officials
  • Prepare and maintain the 3-5 years lot/land acquisitions pipeline for review by executive management team
  • Determine lot and land values in the specific submarkets through the evaluation of comparable property sales by means of public records, developers, and other professional affiliates
  • In coordination and delegation with other support team members, conduct due diligence, lead the budgeting process, and complete all due diligence checklist required for investment committee applications and presentations
  • Manage the preparation of financial analysis, market analyses, contract summaries, and narrative reports for lot/land opportunities under consideration for purchase
  • Negotiate with land developers, landowners, and or their agents and review any contracts of sale and coordinate with appropriate legal counsel to finalize for execution by managements
  • Review and coordinate joint venture and partnership agreements or joint venture and partnership management agreements as appropriate
