ROLE PURPOSE

This role will provide efficient, timely and effective trouble shooting, diagnosis and solutions to a range of maintenance and repairs issues within the organization’s buildings and operations could include, but is not limited to, plumbing, electrical, carpentry, finishing, painting, unit repairs and advanced diagnostics of mechanical systems.

 

STATUS AND CLASSIFICATION
Exempt.  This position is open to applicants of all genders.

 

LOCATION

Kamloops, British Columbia

 

SHIFT HOURS

Full Time - 40 hours per week

REPORTING AND WORKING RELATIONSHIPS

  • Reports and is accountable to the Manager, Facilities and Maintenance Services or their designate
  • Establish and maintain effective working relationships with team members, clients, partners and stakeholders
  • Function as a multi-disciplinary team member
  • Liaises with the staff and managers of Connective as necessary

 

KEY ACCOUNTABILITIES

  • Maintain and repair units upon vacancy, as well as common areas including touching up paint, tile and drywall repairs and spot cleaning as per maintenance schedules
  • Perform preventative maintenance and repairs on buildings equipment (i.e. carpentry, electrical, plumbing, HVAC systems, mechanical systems & equipment)
  • Identify and rectify any deficiencies or maintenance issues and advise of any concerns
  • Maintain and repair entry systems (i.e. doors, locks, hinges, key card systems, garage doors/openers, window locks) and security systems
  • Maintain grounds including trimming trees/bushes, cutting lawns and removal of debris
  • Maintain walkways, decks, patios and stairs including snow removal and de-icing
  • Assist in conducting quarterly, semi-annually and yearly inspections and spot inspections as well as write inspection and incident reports
  • Perform carpentry duties such as installing subfloors, erecting walls, fitting and installing trim items such as doors, stairs, moulding and other hardware
  • Pack resident belongings upon vacancy and document all items per policy
  • Provide all paperwork and documentation including maintenance logs and fire safety records and ensures compliance with safety program and energy conservation guidelines
  • Respond to emergency calls after-hours if necessary, submits emergency requisitions to senior management and calls in emergency repair requests to vendors for repairs
  • Complete and maintain an inventory of equipment, parts and supplies
  • May assist in training, assigning and checking the work of contractors within the department
  • Ability to be creative and work within agency budgets
  • Redirects contractors where minor deficiencies in the performance of work specifications are noted and reports on major deviations in contract performance on existing contracts
  • Performs work that requires adherence to safety procedures/practices when dealing with hazards
  • Required to utilize tact and diplomacy and refer tenants to other staff where appropriate. Required to exercise interpersonal and conflict resolution skills when dealing with the resident population
  • May maintains own inventory of tools (after review and inspection by the Maintenance Manager, to occur annually in the month of January) and assists to maintain inventory of equipment and materials
  • Performs work that requires adherence to safety procedures/practices when dealing with hazards
  • Responds to emergencies including non-maintenance and makes emergency repairs or calls emergency services (police, fire, mental health)
  • Operates Employer's vehicle including trailers to load, unload and deliver materials, tools and equipment and/or Employer's assets
  • Other duties as required

 

QUALIFICATIONS

  • Knowledge and experience working with Building Management Systems
  • 3-5 years maintenance experience
  • Trade certificate or experience is a strong asset
  • Knowledge of WorkSafeBC safety regulations
  • High mechanical aptitude
  • Knowledge of hand and power tools and methods and techniques used in building operation and maintenance
  • General knowledge of minor repairs, painting, drywall, electrical, plumbing and landscaping
  • Proficient computer skills including Microsoft office (Excel and Word), email as well as maintenance management software/apps
  • Problem solving and the ability to multi-task and prioritize

 

REQUIREMENTS

  • Ability to successfully complete Criminal Records Checks
  • Class 5 driver’s license and valid driver’s abstract
  • Use of personal transportation (truck) that is in good repair, insured for business up to $1,000,000 for liability
  • Personal cell phone
  • Required to provide confirmation of flu vaccination each year or wear a mask during the flu season
  • Mechanically inclined
  • Knowledge of hand and power tools usage
  • General knowledge of minor repairs, painting, drywall, electrical, plumbing and landscaping
  • Janitorial knowledge
  • Basic computer skills including Microsoft office (Excel and Word) and email
  • Able to take direction and understand and execute instructions with minimal supervision
  • Problem solving and ability to multi-task and prioritize
  • Be able to lift up to 50 lbs repeatedly
  • Able to work independently as well as part of a team
  • Complete immunization history
  • Fully vaccinated against COVID-19
  • Recent TB skin test results

Compensation

The wage range for this position is $22 to $27 per hour.

Important: Candidates must be legally authorized to work in Canada, observe their weekly hours limit if under a temporary or study visa, and provide proof of eligibility if selected for the role.
